The Project

205 North Quay in Brisbane is a climate‑responsive commercial tower designed by Hassell, REX and Richards & Spence that reimagines the traditional office typology by prioritising wellbeing, sustainability and spatial continuity from ground to skyline. Emerging from a competition that emphasised architectural argument over imagery, the 37‑level building embraces Brisbane’s subtropical context with open‑air plazas, landscaped terraces on every level and a finely articulated façade that balances solar shading with daylight and views. At ground level, a generous shaded plaza fosters civic engagement, while the tower’s internal programme includes wellness amenities, flexible workplaces and social ‘third spaces’ that support health, connection and evolving workplace needs. Through a layered sequence of protected and open areas, the design articulates a vertical journey that blends work, life and environment in a single integrated expression.
