Billyard Avenue is a residential development comprising nine expansive residences within a reimagined building in Elizabeth Bay’s historic Art Deco precinct. The project demonstrates how adaptive reuse and thoughtful architectural design can transform an existing structure into a residential offering that responds to its local context while delivering exceptional living environments.
The development reworks the existing building, creating generous apartments. Each has been designed with spacious layouts, flexible planning and private bedroom suites, allowing residents to entertain, accommodate guests or support multi-generational living.
Billyard Avenue draws inspiration from the Art Deco influences that define the neighbourhood. A sculpted brickwork façade creates a textured and highly crafted architectural expression that integrates with the established streetscape. Internally, mirrored floor plans organised around a central stair and lift core maximise spatial efficiency while establishing a strong sense of arrival through a central lobby and sculptural stair.
Living spaces are positioned along the façade, providing triple orientation across the apartments and abundant natural light, cross-ventilation and strong connections to surrounding views. Landscape design by Dangar Barin Smith introduces generous planted terraces and rooftop greenery that soften the building form and enhance its relationship with the public domain.
Gargoyles by artist Mika Utzon Popov function as both drainage infrastructure and street-facing artwork, while a music room at the front of the building celebrates Elizabeth Bay’s creative heritage.
